Why shouldn't I just list it with an agent?
You can — and if your land is prime, buildable, and you're not in a hurry, that might net more. But if you want certainty, speed, and zero fees, selling direct usually wins on the math that matters.
How do I know your offer is fair?
Ask us to show the comps — we will. Then get a second opinion if you want. We'd rather lose a deal than have a seller feel unsure.
My parcel is landlocked with no road access. Will you still buy it?
Yes. No legal access lowers the value, but we've bought plenty of landlocked parcels. It's a pricing factor, not a dealbreaker.
What happens at closing?
The title company draws up the deed and settlement statement, you sign (in person or electronically), and the wire hits your account. Simple, boring, done.
Are there any fees or commissions?
Zero. No commission, no closing costs, nothing skimmed off the top. Your offer is your payout, minus only things like back-tax payoffs that we'll list out clearly.
I inherited land in another state. Can you still buy it?
All the time — it's one of our most common deals. Phone, email, e-signatures, and a mobile notary cover everything. You never have to travel.
Do I need a real estate agent?
Nope — that's the point. You sell straight to us, so there's nobody taking a cut. Land agents charge 6-10% when they bother with land at all; with us that money stays yours.
How fast can you actually close?
Seven to fourteen days is typical once we have a signed agreement. In a hurry? We've closed faster. Need to wait for probate or family decisions? We'll wait as long as you need.
Do you buy partial ownership interests?
Sometimes. It depends on the situation and the other owners. Reach out with the details and we'll give you a straight answer.
What if I owe back taxes on the land?
Happens all the time. We just subtract what you owe from the offer and pay the county at closing. You don't need to come up with the money first.
Do I have to visit the property or meet you in person?
Never. We do remote closings as a matter of routine — most sellers we work with haven't seen their land in years.
Several family members inherited the land together. Can you still buy it?
Yes — everyone with an ownership interest signs, and we'll coordinate with the whole group. Herding family members through a closing is something we do regularly.
I don't have a survey. Is that a problem?
Not for us. We buy based on county records and our own due diligence. If a survey is needed for closing, we order and pay for it.
